House Regrets is for anyone who almost bought a house, sold one, or decided to wait. Pick a metro and a year and enter what the house cost. The site works out what that house is worth now, the equity you would hold today with a 30-year mortgage at that year’s average rate, and what the same down payment would have become in an S&P 500 index fund.

The figures come from public data, and the Methodology page shows the arithmetic so you can check it. The site shows the years when waiting won, too.

It is a sibling of Wall Street Regrets, which does the same for the shares you didn’t hold.

There are no accounts and no tracking beyond ordinary hosting logs. The calculator runs in your browser and does not send the numbers you enter to the server.
